Airbnb and Short-Term Rentals in Condominium Apartments: A Rising Trend in Ho Chi Minh City

Airbnb and short-term apartment rentals have become increasingly popular in Ho Chi Minh City. Undeniably, this model offers many benefits to travelers — from flexibility, cost-effectiveness, to an authentic “local living” experience. It also contributes to the development of tourism, the sharing economy, and creates value for many property owners.

However, alongside these advantages come challenges, particularly in terms of public order, resident privacy, and legal compliance — especially in high-end developments such as Vinhomes Central Park.

New Policy on Short-Term Rentals at Vinhomes Central Park

According to the 2023 Housing Law, effective August 1, 2024, using a condominium apartment for non-residential purposes — including short-term lodging (like Airbnb) — is prohibited.

At Vinhomes Central Park, the Management Board has issued an official notice requesting residents to cease short-term rental activities. As stated in the announcement, from March 15, 2025, violations may lead to service suspension and legal actions.

However, enforcement still depends on the individual tower's management policy. Some towers allow short-term rentals if the owner ensures proper temporary residence registration and complies with security procedures. Still, most buildings have either tightened regulations or completely banned Airbnb-type rentals to maintain a safe, high-quality living environment.

✅ To legally stay at Vinhomes Central Park, the following conditions must be met:

  • Rental period must exceed 30 days, with a signed rental agreement between both parties

  • Temporary residence registration must be submitted to the local police

  • Guest information must be registered with the building management

  • Verify the legal status of the listing: Ask the host about legal compliance, business permits, or valid temporary residence documents

  • Contact the building management if staying over a week: Ensure proper registration and receive full support

  • Consider shifting to long-term stays (30+ days): This is the safest, legal, and now strongly recommended option
